What is a Design Agreement?
WHY IS IT THE SMART FIRST STEP TO A REMODEL
Phase 1
Over the years we have determined that two (2) of the most essential elements of a successful project happen when NBC has a clear understanding of the Client’s desired outcome and design aesthetic and (b) the scope of work and budget are in alignment.
Accordingly, NBC’s Design Team will assist in defining requirements, expectations, and scope. At an early juncture, the Client is able to gauge the fit between what they want, what they need, and what they are prepared to spend. This is a very collaborative stage.
An essential part of the Pre-design phase is observing and documenting the existing conditions. This process usually involves consulting the city planning department about existing drawings that may be on file, and what requirements are in place that will influence the project, and what they will require for permit submission.
As the requirements are documented in the Preliminary Scope of Work, NBC will prepare a Probable Cost Estimate based on recent projects of comparative scale and complexity.
This “estimate” is not a quotation nor a fixed price commitment. Estimated costs will evolve as the design matures and finishing selections are made.
This phase is complete when the client and NBC agree that the scope of work, anticipated construction cost, and time schedule are well defined.

Phase 2
Using the information gained in Phase One, the design development phase begins. This phase will involve reviewing inspirational images, hand drawings and sketches, preliminary AutoCAD floor plans and preliminary elevations.
Space planning for each room is considered based on specific needs, furniture placement, millwork, and kitchen specifications. We will also be showing ideas for color, materials and finishes for your project, and may suggest places for you to visit to aid in the process of narrowing your choices. During this phase we may have several meetings with you to get your feedback on design options, and to clarify the design concept.
When we have your approval on the preliminary designs, drawings, and concepts, we move to Phase Three – the Design Development Phase to further refine these ideas.

Phase 3
Building upon the drawings developed in Phase Two and the preliminary scope of work, NBC’s Design Team will produce a series of potential designs for consideration. These floor plans and sketches reflect the general arrangement of space and are intended to profile potential approaches to achieving the Client’s requirements.
Where appropriate, the Team will also prepare elevation drawings to aid visualization. The drawings will be revised and refined based on Client feedback until the optimal design solution emerges. This may take several iterations. NBC requests approval of the conceptual design before proceeding to the next step.
The next step is when the refinement of the final interior and exterior design begins. Detailed and accurate drawings are prepared to reflect every aspect of the proposed design. In addition, NBC will assist the Client in selecting all finishings such as cabinetry, countertops, floor treatments, paint, lighting fixtures, plumbing fixtures, tiles, trim, windows, doors, etc. This typically includes a review of brochures/websites, review of project photography, and visits to various showrooms.

Phase 4
To set the stage for efficient execution of the construction project, NBC produces detailed digital drawings reflecting every aspect of the approved design, the final Scope of Work report, and the detailed specifications package which will be used to establish the construction budget and obtain your building permit. These drawings and the final Scope of Work report become part of the contract. When the construction documents are finished, and the budget is complete we are ready to begin construction.

Phase 5
Before the Contract for Construction Services is signed and the first hammer is swung, NBC will prepare and review with the Client a detailed construction budget and schedule. This level of due diligence is vital to consistently delivering projects on time and on budget at the highest level of quality.

REPLACEMENT COST VALUE
The total amount that your insurance company has estimated as the cost of repairs to your property.
DEPRECIATION
The insurance company will apply depreciation to your damaged property based on the product’s age and “life expectancy”. Depreciation is the decrease in the value of the property over a period of time due to wear, tear, and overall condition.
DEDUCTIBLE
In a homeowner’s insurance claim, the deductible is the amount you must pay out of pocket before your insurance coverage kicks in. The deductible applies per claim, not per year, and is typically a fixed dollar amount. Legally, this amount is your responsibility to pay your contractor.
ACV
ACTUAL CASH VALUE
The amount of money needed to fix your home, minus the decrease in value of your property because of age or use.
ACV = RCV – (Depreciation + Deductible)
RECOVERABLE DEPRECIATION
If your claim has recoverable depreciation, that is money you will receive after you have incurred the costs of the repairs.
If you have Replacement Cost Value coverage in your policy, your depreciation should be “Recoverable”.
NON RECOVERABLE DEPRECIATION
If your insurance coverage is Actual Cash Value, then the amount of the depreciation will be Non-Recoverable. This means you will not receive the depreciation amount as part of the claim, so your share of the cost of repairs will be much higher.
