Why Choosing a Reputable Contractor Matters: A Real Inspection Gone Wrong

Why Choosing a Reputable Contractor Matters: A Real Inspection Gone Wrong

When you invest in a new roof, you’re not just paying for shingles — you’re paying for peace of mind. The roof is your home’s first line of defense against rain, wind, and heat. But when the job is rushed or done by the wrong contractor, it can quickly turn into a costly disaster.

Recently, we joined a homeowner for a roof inspection — and what we found was shocking. This installation had been completed only three weeks earlier, yet the roof was already failing in multiple ways. Here’s what we uncovered:

🚨 What Went Wrong

Instead of protecting the decking immediately, the previous crew left it exposed for days while it rained. And not just a little rain – Charleston saw a torrential downpour over the course of exposure to the elements. As a result, the wood absorbed water, softened, and began to deteriorate.

Rather than replacing the damaged decking, they continued building right on top of it — creating a weak foundation that will only worsen over time.

Multiple nails were popping through, and the ones used were not the correct size. Improper fastening leads to loose shingles, leaks, and early roof failure.

The shingles themselves were substandard — chipped, creased, and covered in divots. These are clearly factory rejects, and no reputable installer would put them on a home.

Building code requires a double layer of underlayment, but this contractor only installed a single layer. This shortcut significantly reduces water protection and voids compliance.

Where the flat roof met the pitched roof, flashing was incorrectly installed, funneling water into the attic and ultimately into the living space. A nightmare at its worst for this homeowner.

Another major red flag? Permits were never pulled for the job. Skipping permits might save a shady contractor time and fees up front, but it puts the homeowner at serious risk. Without the proper permits:

    • The work may not meet local building codes.
    • Home insurance claims can be denied if issues arise.
    • The city can issue fines or even require you to tear out and redo the work.
    • When it’s time to sell, failed inspections can stall or kill the deal altogether.

In short — failing to pull permits doesn’t just cut corners, it creates long-term headaches and major financial risk for the homeowner.

    💡 Why This Matters

This wasn’t just a matter of a “few small mistakes.” Every step showed signs of cut corners and lack of care. The result? A roof already leaking within weeks of being installed.

Those leaks don’t just stop at the roofline. Water intrusion has already begun damaging the interior — staining ceilings, soaking drywall, ruining insulation, and even requiring costly repainting and drywall replacement. If left unchecked, the damp environment can also create dangerous conditions for mold growth, which poses serious health risks to residents, especially children and those with respiratory issues.

Now the homeowner faces not only interior damage and stress but also the cost of a full replacement — which will far surpass what it would have cost to have the job done properly by a reputable company the first time.

    How to Protect Yourself

Choosing the lowest bid may seem tempting, but here’s what really matters when selecting a roofing contractor:

    • Licensing & Insurance – Make sure your contractor is fully licensed and insured in South Carolina.
    • Reputation & Reviews – Look for proven track records, not quick promises.
    • Materials – Ask what brand and grade of shingles and underlayment are being used. Quality products matter.
    • Workmanship Standards – Ensure they follow code (double underlayment where required, proper flashing, correct fasteners).
    • Warranty & Follow-Up – A reputable contractor stands behind their work and will fix issues if they arise.
