LEARN OUR PROCESS
Our Process: Built Around Clarity, Communication & Confidence
A Better Construction Experience Starts with Knowing What to Expect.
A successful construction project takes more than skilled craftsmanship. It takes thoughtful planning, clear expectations, consistent communication, and a team that understands how to bring every part of a project together.
At New Beginnings Construction, we believe homeowners deserve to understand what’s happening with their project, what comes next, how important decisions are made, and what to expect along the way.
Whether we’re remodeling a kitchen, replacing a roof, transforming an exterior, or rebuilding after property damage, our approach is designed to bring greater organization, accountability, and transparency to the construction experience.
From the first conversation to the final walkthrough, our process is built around five essential stages.
1. Discover & Understand
Every Great Project Begins with a Conversation.
Before discussing materials, timelines, or construction details, we start by understanding you and your project.
What are you hoping to accomplish? What concerns do you have about your home? Are you looking to improve functionality, address existing damage, update your home’s appearance, or plan a complete transformation?
During this stage, we work to understand:
- Your project goals, priorities, and expectations
- Existing concerns or problems with your property
- Your desired scope of work
- Material and design preferences
- Budget considerations
- Your anticipated timeline
- Whether the project involves multiple areas of your home
We also evaluate reasonably observable conditions that may influence the project.
For Charleston-area homes, that could include existing water damage, aging building materials, storm-related deterioration, or construction details that require special attention.
Our goal is to understand the bigger picture before recommending the next steps.
2. Plan & Prepare
Clear Expectations Before Construction Begins.
One of the most important parts of a successful construction project happens before work starts.
During the planning phase, we work to define the scope, discuss material selections, establish project expectations, and identify requirements that may affect the work.
Depending on your project, this stage may include:
A Defined Scope of Work
Your proposal and contract establish the work included in your project, helping both you and our team understand the agreed-upon responsibilities.
Material and Product Selections
From roofing and siding to cabinetry, flooring, fixtures, and finishes, we help coordinate selections that align with the project’s requirements and your goals.
For renovation projects, allowances may be used for items that have not yet been selected. Final selections may result in price adjustments, which are documented through written change orders.
Project Scheduling
We consider anticipated construction activities, material availability, trade coordination, and other factors that influence the project schedule.
For larger or more complex projects, payment draw schedules may be established at contract signing based on project milestones.
Permits and Project Requirements
When building permits are required for the contracted work, NBC obtains them unless the project scope states otherwise. Homeowners are responsible for applicable HOA, architectural review, and other private-property approvals.
Preparing for the Unexpected
Construction sometimes reveals conditions that cannot be identified during an initial visual inspection.
Hidden wood rot, moisture damage, deteriorated framing, or outdated construction details may not become visible until existing materials are removed.
If unexpected conditions affect the work, we notify the homeowner and document the proposed additional scope, cost, and scheduling impact through a written change order.
Better planning doesn’t mean every surprise can be eliminated. It means having a defined process for addressing changes when they arise.
3. Communicate & Coordinate
Keeping the Moving Parts Moving Together.
Construction involves people, materials, schedules, decisions, and sometimes unexpected challenges.
Coordinating those details is an important part of what a general contractor does.
At New Beginnings Construction, we manage the overall coordination of the work included in our contract, including scheduling and supervising the trades involved.
Our approach emphasizes several important practices.
A Central Point of Coordination
Rather than having homeowners independently direct multiple subcontractors, work instructions and changes are coordinated through authorized NBC personnel.
This helps maintain consistency between the agreed scope, field activities, and project expectations.
Documented Changes
Sometimes homeowners decide to upgrade materials, expand a project, or modify the original plan.
Other times, construction reveals conditions that require additional work.
Our contract establishes a written change-order process to document:
- The additional or revised scope of work
- Associated costs
- Potential effects on the project schedule
- The homeowner’s approval
Change orders may be communicated through an official form, the project management portal, or documented written communication as permitted by the agreement.
Clear Financial Expectations
Payment requirements are established in the contract. For larger projects, structured payment milestones may be used to align the payment schedule with the scope and anticipated duration of the work.
Coordination of Materials and Trades
We work to coordinate the materials, suppliers, and skilled trades needed to complete the contracted project.
Because construction schedules can be affected by weather, material availability, permitting, and unforeseen conditions, we believe it’s important for homeowners to understand that timelines may need to be adjusted.
Our goal is to make the construction process easier to follow, with documented decisions and clear responsibilities throughout the project.
4. Build With Care
Respecting Your Home While We Improve It.
Whether we’re working on a roof, renovating a bathroom, replacing siding, or rebuilding a damaged property, we recognize that we’re working on something important to you.
For many homeowners, construction happens while they’re still living in the house.
That makes jobsite preparation, coordination, and property protection especially important.
Taking Reasonable Precautions
Construction naturally involves noise, dust, vibration, equipment, and temporary disruptions.
Our team takes commercially reasonable precautions to protect the property and reduce the spread of dust and debris beyond the immediate work area.
While these measures cannot eliminate every inconvenience associated with construction, they are an important part of preparing and managing the jobsite.
Planning for Occupied Homes
For renovation projects where homeowners remain in the residence, the project planning process may address:
- Protected access pathways
- Dust-containment measures
- Temporary restrictions to work areas
- Expected interruptions to rooms or utilities
- Access requirements for construction crews
- Safety considerations for children, guests, and pets
Coordinating Skilled Trades
Some projects require several construction specialties working together.
For example, a bathroom remodel may involve plumbing, electrical work, waterproofing, drywall, tile, and finish installation.
A major exterior renovation may involve roofing, siding, windows, doors, flashing, and trim.
NBC coordinates the subcontractors and specialty trades involved in the contracted work, helping keep those responsibilities organized under one general contractor.
Addressing Conditions Discovered During Construction
If demolition or construction reveals concealed damage, we evaluate how the condition affects the agreed scope and identify the additional work that may be necessary.
Proposed changes are documented before additional work proceeds, in accordance with the contract.
We believe quality construction includes both the finished result and the care taken throughout the process.
5. Review & Complete
A Defined Process for the Final Details.
As construction approaches substantial completion, the focus shifts toward reviewing the finished work and identifying any remaining items within the agreed scope.
Our contract establishes a formal walkthrough and punch-list process to document outstanding work.
The Final Walkthrough
At substantial completion, a walkthrough is scheduled with the homeowner to review the project and identify incomplete or deficient items within the original contract scope.
A Written Final Punch List
Remaining items are documented in a written punch list, providing a clear record of what still needs to be addressed.
This helps distinguish outstanding contract work from additional improvements or changes that fall outside the original scope.
Completing Outstanding Items
NBC completes the documented punch-list items within a commercially reasonable timeframe, taking into account the work involved, material availability, and trade scheduling.
As items are completed, the homeowner confirms their completion according to the contract’s sign-off process.
Understanding Your Warranty
Our contract includes workmanship warranty provisions for qualifying nonconforming work during the warranty period specified in the project’s scope of work.
Applicable manufacturer warranties may also provide separate product coverage.
Warranty terms, coverage, exclusions, and procedures are outlined in the project agreement.
Our goal is to bring each project to an organized conclusion, with a documented process for addressing the final details.
What Happens When Plans Change?
Because Construction Doesn’t Always Go Exactly as Expected.
One of the biggest concerns homeowners have about construction is what happens when something unexpected comes up.
Maybe you decide to upgrade your flooring halfway through a renovation. Perhaps removing old siding reveals damaged sheathing. Or a bathroom remodel uncovers plumbing that needs additional attention.
These situations can affect the original scope, cost, or schedule.
That’s why our agreement includes a formal change-order process.
When additional work is identified, the process is designed to establish:
- What changed: The additional work or revised scope.
- Why it matters: The condition, request, or requirement prompting the change.
- What it costs: The additional or adjusted project cost.
- How it affects the timeline: Any expected scheduling impact.
- How it is approved: Written documentation through an authorized change-order process.
This creates a record of project decisions and helps reduce misunderstandings about what is included in the original agreement.

One Contractor. Multiple Specialties. A More Coordinated Approach.
One of the advantages of working with New Beginnings Construction is our ability to manage projects involving multiple areas of your home.
A kitchen remodel may require changes to electrical, plumbing, flooring, and cabinetry.
A siding replacement may reveal damaged framing or lead to window and door upgrades.
A fire or water damage reconstruction project may involve roofing, structural repairs, interior finishes, and exterior restoration.
Rather than coordinating several unrelated contractors yourself, you can work with one company experienced in bringing multiple construction specialties together.
Our services include:
- Interior remodeling and whole-home renovations
- Design-build remodeling
- Roofing and roof replacement
- Siding and exterior improvements
- Window and exterior door replacement
- Decks, patios, and outdoor living
- Fire, water, and storm damage reconstruction
- Insurance-related restoration projects
Our specialty is bringing it all together.
From planning and coordination to construction and completion, we help Charleston homeowners navigate projects involving multiple building systems and construction trades.
Frequently Asked Questions About Our Construction Process
Will I receive a written scope of work before construction begins?
Yes. The agreed scope of work forms part of the project contract and identifies the work included in the agreement.
What happens if additional damage is discovered during my renovation?
Concealed conditions, such as wood rot, water damage, or deteriorated framing, may require work beyond the original scope. NBC’s contract provides for homeowner notification and a written change order outlining the additional work, cost, and schedule impact.
How are changes to my project handled?
Changes to the agreed scope are documented through the written change-order process established in the contract.
Does New Beginnings Construction handle permits?
NBC obtains required building permits for the contracted scope unless the scope states otherwise. Permit and inspection fees are included only when expressly itemized. Homeowners remain responsible for applicable HOA and private architectural approvals.
Can I live in my home during a renovation?
Depending on the project, homeowners may be able to remain in the home. Renovations can involve temporary room closures, utility interruptions, dust, noise, and restricted work areas. Occupied-home arrangements should be discussed during planning.
Does NBC coordinate subcontractors?
Yes. NBC may use qualified subcontractors and specialty trades and remains responsible for coordinating and supervising the contracted work.
What happens at the end of my project?
The contract provides for a substantial completion walkthrough, a written final punch list, completion of documented outstanding items, and a final sign-off process.
Does New Beginnings Construction offer a workmanship warranty?
Yes. The contract includes a workmanship warranty for qualifying nonconforming work during the period specified in the accompanying scope of work. Applicable manufacturer warranties are separate.
